Kestane Bahçelerinde Gelir Yöntemine Göre Değerleme: Aydın İli Nazilli İlçesi Örneği

Özet
Bu çalışmada Aydın ili Nazilli ilçesinde kestane üretimi yapan işletmelerden toplanan veriler kullanılarak, kapama kestane bahçesi ve birim kestane ağacı değerlerini gelir yöntemi ile tespit etmek amaçlanmıştır. Bu amaçla Nazilli'nin dağlık kesiminde kestane üretiminin yoğun olarak yapıldığı 4 köyde 30 işletmeden ve aynı köylerde son bir yıl içinde kestane bahçesi alım-satımı yapanlardan anket ile veri toplanmıştır. Yörede kestane bahçelerinde ortalama kapitalizasyon oranı % 6,42 olarak tespit edilmiştir. Kestane bahçelerinin % 6,42 kapitalizasyon oranına göre 6. yaş ile 80. yaşlar için hesaplanan ortalama birim değerleri 6.508,27 TL/da ile 9.602,46 TL/da arasındadır. Aynı kapitalizasyon oranında bir kestane ağacının 6. ile 80. yaşlardaki değerinin, 184,92 TL ile 492,54 TL arasında olduğu saptanmıştır.
The aim of this study is to determine the valuation of chestnut orchards and unit tree by using data of chestnut producing farms in Nazilli district of Aydın province. For this aim, the data gathered from 30 chestnut producing farms and farmers that sold or bought chestnut orchards since last year on 4 villages that producing chestnut extensively in the hilly zone of Nazilli district. In studied region, the average capitalization rate for chestnut orchards is calculated as 6.42 %. According to capitalization rate of 6,42 %, the average chestnut orchard values varies between 6,508.27 TLs and 9,602.46 TLs in the age range of 6 to 80. On the same capitalization rate, the unit value of chestnut trees is calculated between 184.92 TLs and 492.54 TLs in the age range of 6 to 80.
